residents. guidelines & f.a.q.

Specific guidelines for Hamilton Garden Lofts may be found in our Bylaws. Below are a few frequently asked questions and some suggestions that apply in keeping with living as a community.  

 

a/c.

  • It is recommended that during the winter months, you flip your A/C circuit breaker to off.  This will prevent accidental cycling of your A/C unit during cold weather which could damage your A/C unit.

  • Please refer to A/C Units page for details on further unit maintenance and repair.

cable & internet.

  • Comcast/X-Finity is the sole cable provider for the building. 

  • Each owner is responsible for their own contract.

  • If work is required on any of the building wiring, please inform us at contact@300hamilton.org.

 

 

cleanliness.

  • Please help us maintain a clean building inside and out by disposing of any materials you may find on the ground or elsewhere.  Remember, you are responsible for debris produced by your pets and your visitors.

 

 

door closers.

  • Our unit door closers are LCN 1461.  For instructions on how to adjust, you can search on YouTube for "How to Install LCN 1460 Door Closer" by LCNHardware.  Towards the end of the video, there are instructions on how to adjust your door closing speed.

dues.

  • Monthly association dues are due on the 1st of each month.  It is the owners responsibility to pay dues and no reminders nor booklets will be issued.  Dues are considered late if not received by the 10th of the month and a $25 late fee will be assessed.

  • Payments change made via Chase Quickpay (Zelle) or check.  Checks can be mailed to 300 Hamilton ST APT 111, Plymouth, MI 48170 or deposited in the main entryway Sentry box in the building.

 

 

electrical.

  • Meters are located on the back walls of the carports.  Each unit is responsible for their own service/billing. Our units are electric, with the exception of your individual heating system. 

  • There are to be no gas appliances in units as we do not have proper venting through our roof for those type appliances.

 

 

exterior doors.

  • Please do not leave any exterior door propped open and unattended as this presents safety, liability, heating and cooling issues.

 

 

housekeeping & interior cleaning.

  • We contract with a local housekeeping establishment for general cleaning of the hallways, elevator, lobby and other common areas.  

  • Please notify us IMMEDIATELY if there is an accident in any of the common areas, including the elevator, which might require immediate clean up. 

  • You are expected to clean your accidents, but we also will evaluate a need to call for professional cleaning services. Please email contact@300hamilton.org with the information.

 

 

intercom system.

  • Your HOA covers the lobby intercom and connections to each unit.

  • Owners are responsible for the unit in their condo

  • Condo units are MIRCOM MA-485A

lawn care, landscaping, irrigation, snow plowing.

  • Your HOA contracts with outside services for lawn care (grass mowing), basic landscape maintenance, and irrigation.

  • Snow Removal - Outside service contract for plowing and salting the driveways and main sidewalk.

  • Any changes to landscaping must be approved by the HOA board.

 

 

moving.

  • Please take all precautions possible to avoid damage to the building as you move your furnishings. 

  • Please make sure that either your moving company or you have hung the elevator wall blankets onto the elevator walls.

  • The elevator blankets (pads) are located under the second-floor stairs in the south stairwell. Please return them when your move is fully completed. You will require either a tall step ladder or a six foot regular ladder.

 

 

noise.

  • Please be mindful of noise levels.  While we have reasonable noise insulation between units, outdoor activities come through loud and clear.

  • Noise issues are to be dealt between unit owners. The board does not intervene nor mediate disputes.

 

 

parking. 

  • on-street overnight ordinance information.

    • Please note the following ordinance from the City of Plymouth:

      • Parking on any public street, court, or alley within the city limits is hereby prohibited between the hours of 3:00 am and 6:00 am with the exception of Sundays and holidays.  INTENT: It is the intent of the City of Plymouth to keep streets as clear as possible between the hours  of 3:00 am and 6:00 am. Fewer vehicles on the street during these times provides for better street maintenance in the form of cleaning and snow removal. In addition, clear streets promote crime deterrence and offer the police department better visibility while conducting neighborhood patrols.

    • You may request on-street parking permits from the City of Plymouth at https://www.ci.plymouth.mi.us

  • residents & guests.

    • Parking spots are deeded to each unit.  Please see bylaws or “link” for details.

    • There are visitor parking spots in the north lot along the property line.  These are first come, first serve.

    • The association owns 1 parking spot on the south side.

  • winter remote start​

    • Please do not park with your exhaust facing the building if you will be using remote start on your vehicle.  The exhaust from the vehicle enters the building to the point of intruding into the 1st floor units.​  Fines can be imposed if you are found to be remote starting your vehicle while the exhaust faces the building.

 

 

pets.

  • We are a pet friendly community.  All pets must have a license from the City of Plymouth.  This ensures all pets residing in the building are up to date on vaccines.

 

 

recycling & trash removal.

  • Located in the North (Row Street) parking lot, there is a dumpster and seven recycling bins. The Association contracts with a private company for trash removal. We do not contract with the City of Plymouth; therefore, we must abide by the rules of the Company. Please review the signage notes posted in the area, for what should and should not be placed in our dumpster.

  • The dumpster is emptied Mondays and Thursdays weekly. Holidays are in line with City of Plymouth holidays and pickup is delayed by one day.  

  • No material should ever be left outside of the dumpster/recycle bin area.

  • There is to be no dumping of hazardous waste, construction debris or remodeling materials.   

  • If you wish to dispose of large items such as pieces of furniture or other household items, etc., you may do so at the City of Plymouth dump site. For information go to the city web site for Large / Oversized Waste. 

 

 

remodeling your unit.

  • Please review your Bylaws, Alterations/Additions/Construction, to any Unit Pursuant to Article IV, Section 3 Responsibilities . (f)(pg. 7) of the Amended and Restated Master Deed, “Approval. Any maintenance, repair or replacement by a Co-owner under this section 3 shall always be subject to the approval of the Association as provided in the Bylaws.” and further, of the Bylaws, Section 4. Alterations and Modifications. a) (pg. 16) Except as otherwise expressly provided in the Condominium Documents. 

  • This approval must be granted before construction begins.  Please email contact@300hamilton.org to set up a date to have your intentions, plans, etc. reviewed. 

 

 

water.

  • Water is paid by the HOA through your dues.

  • Please be mindful to repair any leaks as soon as they appear.  It may seem small, but can add up over time.

  • Make sure to locate the water shut-off in your unit in case of emergency.  It should be located by your water heater. Contact the board if you need help locating your water shut-off.

 

 

window cleaning.

  • Your HOA typically has exterior windows cleaned once a year in early spring or summer.

  • Any additional cleaning may be performed by owner at their own expense.
